M&S Property Opportunity

Credo Properties International Limited has acquired the new central UK distribution hub for Marks & Spencer Plc, one of the UK's leading retail institutions for £69m.

The East Midlands Distribution Centre is in construction and will be the national centre for all of M&S's e-commerce operations and one of the company's four national distribution centres. It will comprise a state of the art distribution and logistics centre, office accommodation and a rail freight terminal.

This transaction has bond-like characteristics as it is a 25 year lease to a blue-chip tenant which offers core capital preservation with some growth potential due to the guaranteed rental uplifts in the lease. An annual cash return of 6.1% per annum for the first five years is forecast.

Zenprop Limited, a privately owned property company, has committed to 50% of the equity.
